 w In-house repair and de-scaling of two cast iron sectional steam boilers

       seriously plugged with scale. Both had cracked sections. Saved $30,000.

 

 w Replacement of two non-operational sewage-pump systems and repair of

       damaged drainage check valves alleviated catastrophic flooding problems.

Transitioning from pre-renovation phase, through post-renovation operational maintenance, I was instrumental in securing much-needed infrastructure upgrades in plumbing, HVAC and Engineering Shop.

Synchronized operation of boilers on heating system to achieve consistent output and satisfy load demands. Diagnosed, repaired, replaced or adjusted components of One-pipe Steam heating systems to maintain proper function and to restore system integrity. Improper piping of replacement heating coils necessitated re-piping of convectors to facilitate proper steam and condensate flow within the units and to eliminate noise. Repaired, re-packed or replaced radiator valves and air vents to eliminate leaks and reduce unnecessary steam loss, increasing operational efficiency. Replacement of outdated galvanized water piping, Repair/Replacement of Domestic Hot Water Re-circulation piping in several buildings. Prompt and courteous response to other maintenance work requests: repairing or replacing plumbing fixtures, vanity/lav tops, clearing drains, electrical, locksmith, and other needs including grounds upkeep, to maintain curb appeal.

Engaged as a member of the management team and charged with addressing a multitude of deferred-maintenance repair issues, this facility and its Engineering Department (found to be in a classic S.T.A.R.S. Turn-Around situation) was in need of major overhaul in almost every area of Physical Plant. Interviewed, hired, trained and supervised department associates attending to daily operational needs, preventative maintenance, and repair requests; re-vamped Guest Rooms PM program and implemented accountability measures; re-organized parts storage, cataloged parts inventory, sourced parts and materials for best price/service; and tackled a laundry list of EcoShure, QA and Building Codes deficiencies; Equipment PM/repair.

Reduced volume of heating complaints by 80% first heating season… all within a 40-hour work-week. Evaluated boilers and equipment in 34 buildings; prioritized and performed all work in-house. Corrected many deficiencies in pumps, piping, controls, wiring and safety devices. Upgraded numerous boilers with electronic pilot / gas valve retrofit. Replaced a number of marginally functional (original, 40 year old) boilers, and a couple improperly installed or poorly maintained units. Planned-replacement of outdated zone valves with easy-to-service, valves with pop-top actuators. Replaced several water main shutoffs and rusted-out, near-meter galvanized piping. Re-established previously abandoned domestic hot water re-circulation in several buildings. Replaced worn out, leaking tub/shower valves with easy to service, single handle anti-scald fixtures. Organized / maintained parts inventory for the maintenance department in addition to HVAC and plumbing parts.
